Divorce is never easy on the children involved. In Ryan's case, it's even worse. Ryan is constantly the go between for his mother and father and now that both of his parents are dating, his situation has become much worse. After a heated phone call from Randy, Ryan is unwilling to listen to Gretchen's side of the story. Not even Tony and Casey can calm Ryan down as he feels the pressure from his parents has been ruining his summer. Ryan knows it is time for him to take control of his own life. After Gretchen requests Ryan to turn down some loud music, Ryan hatches his plan to get out from between his parents drama. Ryan has decided to move out and Gretchen is shocked. Casey is the one person who can understand Ryan's situation as their parents are going through the same circumstances. The two share their frustration of being in the middle while shopping for school supplies. Ryan tells Casey and Taylor about his plans to move out and they are excited for him.
If there is one person Ryan can rely on for support and great advice it's his agent Steve. Steve is the voice of reason when it comes to Ryan's family drama. Ryan tells Steve of his plans to move out and asks him for his support. Ryan explains that it may not fully get him away from being the middleman between arguing parents, but at least it's a start. Steve explains to Ryan that moving out is a big step and has many responsibilities. Ryan understands and is ready to take his dream a moving out a step further. The two decide to look at houses. But first, Ryan has to concentrate on his job and luckily for him, working with his idol Tony Hawk doesn't really feel like work at all. While in make-up for the commercial, Tony hands down some advice to Ryan about buying a first home for which Ryan is very grateful. Back at home, Ryan and Gretchen go through some magazines of houses and Gretchen asks about the specific things Ryan thinks he wants in a house. There are only a few people who aren't aware of the moving out plans and Ryan's little brother Kane is one of them. Unfortunately, Ryan is finding it very difficult to tell him, as it will affect the little guy the most.
Ryan, Gretchen, and Steve go house hunting with their realtor and look at some amazing places, each unique in its own way. Now that the house purchasing is becoming more of a reality it's time for Ryan to tell the two people he's been putting off telling...Randy and Kane. Ryan goes to visit his father and break the news. Randy is frustrated as he feels he has been excluded from one of the most important moments in his son's life. When Ryan tells Kane the reaction is much different. Kane breaks down in tears as he feels his older brother is moving out of his life. Ryan does his best to console Kane and explain that they will still be spending a lot of time together, but nothing he says can repair Kane's broken heart. Ryan leaves his little brother to head to the beach but not before realizing it's going to be even more difficult dealing with Kane when Ryan does move out. At the beach, Ryan and his friends celebrate the end of summer with a bonfire. It has been a wild couple of months and there is plenty to look back on and plenty more to look forward to. Ryan has put an offer on his dream home. His family drama seems to have a light at then end of the tunnel and Ryan is grateful for the people in his life, friends and family.
